Fall Update – Strong Demand for Listings


The search for good new listings to come to the market continues as the population in the Hamilton area continues to grow and interest rates remain stable. For anyone considering listing now and throughout the remainder of the year it appears to be ideal. Buyers are paying a premium for move-in condition homes.


This year the homes that we have personally listed have sold on average at over 99% of asking price, our local real estate board is at around 97% and the ComFree approach is around the 94% mark, according to our records.


We are finding that our team strategy with our sellers in preparing their home for sale has been an outstanding success. This includes a professional home inspection prior to listing to identify any concerns and a staging consultation with cosmetic recommendations that once carried out bring a profitable return. It is amazing to see what just the right preparation will accomplish.


Our recent success story came when we listed a home at 5 Embury Court in Hamilton. The asking price was $282,000; it received 7 competing offers and accomplished a sale price of $305,000. Previous to this, the highest sale on the street was $235,000 and a sale after ours on the street sold for $272,000. This demonstrates that preparing a home along with a coordinated marketing strategy makes a significant difference. In this case we prepared the home for 4 weeks prior to listing at the end of July, sold and closed the sale in August and the Sellers were able to go on their pre booked vacation in September delighted that all was done in that time frame.
